A warm spot on the floor is a leak under the slab.

Houston homes sit on concrete slabs with the water lines underneath, in clay soil that moves. When a line fails down there, you get a warm patch, a water bill that climbs, or the sound of running water with everything off. Royal Flush Affordable Plumbing locates the leak precisely and repairs it by tunnel or reroute, not by breaking up your floors on a guess.

  • Located first, no exploratory breaking
  • Tunnel or reroute, floors stay intact
  • Free estimates, upfront pricing

Signs you need this

Six signs of a slab leak in a Houston home.

Any two of these together and it is time to test.

A warm spot on the floor

A hot water line leaking under the slab warms the concrete above it. The most reliable sign.

A water bill that climbed

A slab leak runs 24 hours a day and never shows on the surface.

Running water with everything off

A hiss or rush you can hear at the wall or floor, usually near a bathroom or the heater.

Low pressure, no visible leak

Water leaving under the slab starves the fixtures.

Cracks in floors or walls, doors that stick

Water saturates the clay, which swells and lifts the slab unevenly.

Damp carpet or flooring

In a bad case, water finds a crack and surfaces inside.

What we actually do

Located to the foot, then tunnel or reroute.

We confirm the leak with a pressure test, isolate hot or cold, and locate it with listening equipment and line tracing. Then there are two honest ways to fix it. Tunneling from outside the foundation to the leak, repairing the line in place, and backfilling the tunnel. Or rerouting that line overhead through the attic in PEX and abandoning the failed run under the slab.

Which is right depends on where the leak is, how old the rest of the under-slab lines are, and what is on the floor above. We lay out both with prices and let you choose.

  • Pressure test and locateHot or cold, and where, before anything is opened.
  • Tunnel from outsideFloors and finishes stay intact. The tunnel is backfilled when the line passes.
  • Reroute when the slab lines are oldIf one line has failed, the others are the same age. Rerouting ends the problem.

  1. 1
    First

    Test and locate

Pressure test confirms the leak and whether it is hot or cold. Listening gear pins it down.

  2. 2
    Before any work

    Two options, two prices

Tunnel repair or overhead reroute, with the floor and wall impact of each spelled out.

  3. 3
    Work

    Tunnel or reroute

A tunnel is dug from outside and the line repaired in place, or new PEX is run overhead and the old line abandoned.

  4. 4
    Before we leave

    Test, backfill, restore

Pressure tested, tunnel compacted, any openings patched.

What affects the price

What moves the price on a slab leak.

Quoted after the leak is located. The variables:

Where the leak is

Near an outside wall is a short tunnel. The middle of the house is a long one, and often a reroute wins.

Tunnel or reroute

A tunnel fixes one leak. A reroute replaces the line and can be the better value when the slab lines are old.

Hot or cold

Hot lines fail first and usually run from the heater to the bathrooms; the route shapes the job.

Detection is priced, the estimate is free

Locating takes equipment and time. The repair quote that follows costs nothing.

Slab Leak Repair FAQs

Slab leak questions we hear every week.

Still not sure? Call and describe the problem. We’ll tell you honestly whether it’s a 20-minute fix or a job worth quoting.

Ask a plumber: 281-612-1015
01Why are slab leaks so common in Houston?
Clay soil that swells and shrinks with moisture moves the slab, and the copper lines under it flex and rub against the concrete until they wear through. Older homes with under-slab copper are the usual case.
02Will you have to break my floor?
Almost never. Tunneling from outside the foundation reaches the leak without touching the floor. Rerouting overhead avoids the slab entirely. Breaking the slab from inside is a last resort.
03Tunnel or reroute: which is better?
A tunnel fixes the leak you have. A reroute replaces that line and removes it from under the slab for good. If the other under-slab lines are the same age, a reroute is usually the better long-term value. We quote both.
04Does insurance cover a slab leak?
Policies vary. Many cover the damage a leak causes and the access to reach it, but not the plumbing repair itself. We provide the documentation your insurer asks for.
05How do I turn the water off?
At the main shutoff valve where the line enters the house, usually near the front hose bib or in the garage, or at the meter box by the street with a meter key. If you cannot find either, call and we will talk you through it.
