A well that cycles, sputters or loses pressure is telling you which part is failing.

Homes and properties on a private well depend on the pump, the pressure tank and the switch that ties them together. When one fails, the others pay for it. Royal Flush Affordable Plumbing finds the failing part, repairs or replaces it, and sets the system so the pump rests and the pressure holds steady.

Signs you need this

Six signs the pump or tank needs work.

Most well problems announce themselves long before the water stops. These are the ones to act on.

The pump switches on and off every few seconds

Short cycling. It usually means the pressure tank has lost its air charge or has failed, and it wears the pump and the switch fast.

Pressure that swings or pulses

A faucet that runs strong then weak, or a shower that surges, points to the tank, the switch or air in the line.

No water, or sputtering air from the taps

The pump has stopped, lost its prime, tripped a breaker or the water level in the well has dropped. We find which.

A pump that runs and runs

A pump that never rests costs money to run and is a sign of a leak, a failing pump or a tank that is not holding pressure.

Sandy or discolored water after a pump change

Sediment stirred up by pump or well work, or a failing screen. A filter at the main protects what is downstream.

Water around the tank or a rusted base

A leaking or corroded tank cannot hold pressure. Replace it before it floods the equipment area.

The whole system, not one part

A new pump on a failing tank is a short fix and a second bill.

The pump, the pressure tank and the pressure switch work as a system. A tank that has lost its air charge makes a healthy pump cycle itself to death. A worn switch makes it run when it should not. So we check the whole system before we recommend a part, and we tell you plainly if the cheaper repair will only last a few months.

We work on the plumbing side: pump connections, the pressure tank, the switch and gauge, valves, and the line to the house, including new supply line in the trench when it has to be replaced. Tell us the pump type and depth if you know them and what you see at the tank, and we will say what we can do before we book.

  • Whole system checkedPump, tank, switch, gauge and valves, before we recommend one part.
  • Replace or repair, both pricedWhen both make sense you get both prices, and an honest view of how long each will last.
  • New supply line when neededA leaking or failed line from the well to the house is replaced in the trench.
How we fix it

A well pump or tank job, start to finish.

The sooner we see the system, the cheaper the fix usually is.

No water at all?

Check the breaker for the pump first. If it has tripped, reset it once. If it trips again, leave it off and call us: repeated resets can burn out the motor.

  1. 1
    Step 1

    You describe the symptom

No water, short cycling, low pressure, noise at the tank or water around it. Tell us the pump type and the age of the tank if you know them.

  2. 2
    Step 2

We test the system and quote the fix

We check the tank pressure, the switch, the gauge and the pump run, and find what is failing. You get the price before we start.

  3. 3
    Step 3

We repair or replace the part

A tank recharged or replaced, a pressure switch swapped, a pump connection redone, or a line replaced.

  4. 4
    Step 4

We set the pressure and test

The pressure range is set, the pump cycle is timed, the connections are checked for leaks, and we show you the gauge.

What affects the price

What moves the price of a well job.

A pressure switch and a pump replacement are very different jobs. We price after we have tested the system.

Which part has failed

A switch or a tank recharge is a small repair. A new pump or a new tank is a bigger one.

Pump type and depth

A pump at the surface and one far down the well are not the same job. Tell us what you have.

Tank size and location

A larger tank for a larger household, and how easy the tank is to reach, change the work.

Supply line to the house

If the line from the well is damaged, replacing it means trenching, and the length decides the cost.

Filters and fittings

Adding a filter, new valves or a pressure gauge while the system is open is cheaper than coming back for it.

Ask a plumber: 281-612-1015
01How do I tell whether it is the pump or the pressure tank?
A tank problem shows up as short cycling and pressure that drops quickly when a tap opens. A pump problem shows up as no water, a pump that runs without building pressure, or a tripped breaker. We test the system to be sure before we recommend a part.
02Why does my well pump turn on and off so often?
That is short cycling, and the usual cause is a pressure tank that has lost its air charge or has failed. It wears out the pump and the pressure switch fast, so it is worth fixing early.
03Do you work on every kind of well pump?
Tell us the pump type, the depth if you know it, and what you see and hear, and we will say what we can do before we book. We work on the plumbing side of the system: connections, the pressure tank, the switch and gauge, valves and the line to the house.
04Can you add a water filter or softener to a well?
Yes. Well water often carries sediment, so a filter at the main is common. See our water filter and water softener pages, or ask us when you call what your water suggests.
05Are you licensed?
Royal Flush Affordable Plumbing is licensed and insured and works under Texas Responsible Master Plumber License RMPL #42403, issued by the Texas State Board of Plumbing Examiners.
