One plumber for every unit, so you stop chasing vendors.

Rental houses, apartment buildings, offices, shops and HOA common areas all end up with the same calls: the drain that keeps backing up, the water heater at the end of its life, the burst pipe at night. Royal Flush Affordable Plumbing handles all of it, gives you a price before the work starts, and leaves a written work order and invoice for every job.

Signs you need this

Six calls property managers make.

Different buildings, the same handful of problems. These are the jobs a reliable plumber takes off your list.

The same drain backing up again

A unit that clogs every few months has a cause. A camera inspection finds the root, the belly or the damage, so you stop paying for the same snaking.

Water heaters at the end of their life

Several heaters aging out at once across a building or a portfolio. We replace them as scheduled work rather than waiting for the failures.

Leaks and wet ceilings

A leak that comes through the ceiling of the unit below is a plumbing problem first and a claim second. We find the source and fix it.

Turnover repairs between tenants

Running toilets, dripping faucets, slow drains and stuck shutoffs fixed in one visit so the unit can be listed.

Backflow testing and repairs

Backflow assemblies on irrigation and commercial water lines need to be tested and repaired by a licensed plumber.

A burst pipe or sewer backup at night

We answer 24 hours a day, Sunday to Friday. Water shut off at the main and a call to us is the fastest route to a repair.

Built for more than one unit

Fewer vendors, fewer surprises on the invoice.

When one plumber handles the drains, the water heaters, the fixtures, the backflow assemblies and the camera inspections, you stop explaining your buildings to a new company every time something breaks. We learn which unit has the old galvanized, which building has the shared sewer line and who has to approve the work.

Every job gets a price you approve before the work starts, and a written work order and invoice when it is done, so your records match what was actually done at the property.

  • Camera inspection for repeat clogsWe find out why a line keeps clogging and tell you whether it is a clog or the pipe.
  • A work order and invoice for every jobWritten, with the work described, so your files and your owners are covered.
  • 24 hours, Sunday to FridayA plumber answers at night and on Sunday. We are closed on Saturday.
How we fix it

A property call, start to finish.

Built so that the tenant, the manager and the owner each know what is happening.

Managing several properties?

Send us the list of addresses and who approves work at each one. We will use it on every call, so you do not repeat yourself, and the right person approves the price.

Call 281-612-1015
  1. 1
    Step 1

You tell us the property, the problem and who has access

Address, unit, the symptom, and a contact for the tenant or the key. That is enough to book.

  2. 2
    Step 2

We look and send you the price to approve

We find the cause, explain it in plain terms, and give you one price. Nothing starts until the person who pays has approved it.

  3. 3
    Step 3

We fix it and leave the unit clean

The repair is made, tested, and the work area left tidy for the tenant or the next one.

  4. 4
    Step 4

You get the work order and invoice

A written description of what was found and what was done, for your records and the owner.

What affects the price

What moves the price of a property job.

We price every job upfront. These are the things that decide the number, whether it is one unit or a whole building.

The scope of the work

A running toilet and a replaced water heater are very different jobs, and we tell you which one you have.

Number of units or locations

Several jobs at one building are best done on the same visit, so the work is planned once.

Age and material of the plumbing

Old galvanized, cast iron and early PEX each have their own repair and replacement paths.

Access and occupancy

An empty unit is simpler than an occupied one, and shared walls or roofs add coordination.

Fixtures and equipment you choose

Builder-grade or higher-grade fixtures and heaters change the parts, not the labor.

Property Manager Plumbing FAQs

Property manager questions, answered.

Still not sure? Call and describe the problem. We’ll tell you honestly whether it’s a 20-minute fix or a job worth quoting.

Ask a plumber: 281-612-1015
01Do you work with property management companies and landlords?
Yes. We work for property managers, landlords, HOAs and commercial owners as well as homeowners. Tell us the property and who approves the work and we will take it from there.
02Will I get a price before the work starts on a rental?
Yes. Every job is priced upfront, and nothing starts until the person who pays has approved it. After the work you receive a written work order and invoice describing what was done.
03What if there is an emergency on a Saturday?
We answer 24 hours a day, Sunday to Friday, and we are closed on Saturday. If a pipe bursts on a Saturday, have the tenant shut off the water at the main valve, and call us as soon as we reopen.
04Can you camera-inspect a line that keeps clogging?
Yes. A drain camera shows what is in the line and what condition the pipe is in, so you know whether another cleaning will hold or whether it needs repair or replacement. See our plumbing camera inspection page.
05Do you test and repair backflow assemblies?
Yes. See our backflow testing page. Many commercial and irrigation connections need a licensed plumber to test them and repair them when they fail.
