The inspection report flagged plumbing. We turn the list into repairs.

Buying or selling a house in Houston means a home inspection, and the plumbing section is where the surprises are: the water heater, a leak, old pipe, a slow drain, a missing shutoff. Royal Flush Affordable Plumbing reads the report, prices each item upfront, makes the repairs, and leaves you a written work order and invoice listing what was done.

Signs you need this

Six things inspection reports flag.

These are the plumbing items that turn up most often, and that buyers, sellers and agents ask a plumber to deal with.

The water heater

No drain pan, a missing or poorly routed discharge pipe on the temperature and pressure relief valve, corrosion, venting concerns, or a unit at the end of its life.

Leaks at fixtures and valves

Dripping under sinks, at toilet bases, shower valves and supply connections, and moisture or stains that point to a leak behind them.

Old or corroded supply pipe

Galvanized or corroded pipe and fittings, mixed materials, and older piping the inspector recommends having evaluated.

Slow drains and sewer questions

Drains that run slowly, gurgling fixtures, or a sewer line the buyer wants checked with a camera before closing.

Gas connectors and shutoffs

Missing shutoffs at gas appliances, unsupported or old flexible connectors, and gas piping that needs attention.

Missing or stuck shutoff valves

Valves that will not turn, toilets and sinks with no shutoff at all, running toilets and leaking outdoor taps.

Shower valve connected with new copper pipe and fittings inside an open wall, replacing corroded galvanized piping

A report is a list, not a plan

We read the report, fix what matters and say what can wait.

Not every line in an inspection report is urgent, and not every item needs a plumber. We go through the plumbing section with you and sort it into what is leaking or unsafe, what is worn and will need attention soon, and what is only worth noting. You decide what goes on the repair request with the numbers in front of you.

In a Texas sale the option period is short, so time matters. Tell us the date when you call and we will say honestly whether we can meet it. Every job ends with a written work order and invoice describing what we found and fixed, so there is a record to give the other side of the sale.

  • Item by item, priced upfrontYou see the price of each repair before deciding which go on the list.
  • A written work order and invoiceDescribing the work, for the buyer, the seller or the agent.
  • Camera inspection if the sewer is in questionSee inside the line before the sale closes.
How we fix it

From the report to the repair.

Built for a sale, where the calendar matters as much as the plumbing.

Under a deadline?

Tell us the date of the option period or the closing. We will say honestly whether we can meet it before you commit, and what comes first if you cannot do everything.

  1. 1
    Step 1

You send us the plumbing section of the report

A photo or a PDF of the pages that mention plumbing, the address, and the deadline.

  2. 2
    Step 2

We review it and price each item

You get the items sorted by urgency, with a price for each, so you can choose what goes on the repair request.

  3. 3
    Step 3

    We make the repairs

Done to the standard the inspector will want to see, with the access arranged through the seller or the agent where the house is not yet yours.

  4. 4
    Step 4

You get the work order and invoice

A written description of what was found and fixed, for the buyer, the seller or the agent.

What affects the price

What moves the price of inspection repairs.

We price each item separately after we see it, and you approve the list before any work starts.

How many items are on the list

Several small fixes on one visit are planned together, which keeps the trips down.

Water heater: repair or replace

A relief pipe or pan is a small job. A replacement is a larger one, and we tell you which the heater needs.

Pipe material and extent

A single corroded section is a repair. A house of old galvanized is a repipe, and we tell you the difference.

Access

An attic, crawl space, slab or finished wall changes the work, and a vacant house needs the seller or agent to arrange access.

A sewer camera inspection

Optional, and priced separately, for a buyer who wants the line checked before closing.

Ask a plumber: 281-612-1015
01Can you fix just the plumbing items on my inspection report?
Yes. Send us the plumbing section of the report and we will price each item, so you can choose which ones go on the repair request.
02I am buying the house. Can you quote before I own it?
Yes. We can price the items from the report. To see them in person, the seller or the agent has to arrange access, and we will work around their schedule.
03Can you check the sewer line with a camera before closing?
Yes. A drain camera shows the condition of the line and what is in it, so a buyer knows what is under the yard. See our plumbing camera inspection page.
04My inspector wrote that the piping is old. Is that a problem?
It depends on the material and its condition. Some old pipe is fine, some corrodes and restricts flow or leaks. We look at it, explain whether a repair will hold or whether repiping is the honest answer, and price both.
05Do you give me a record of the repairs?
Yes. Every job ends with a written work order and invoice listing what was found and what was done, signed off by you on completion, which you can give to the buyer, the seller or the agent.
