Sewer Cleanout Installation Houston

No cleanout means every backup starts by pulling a toilet.

A sewer cleanout is the capped pipe outside the house that gives a plumber direct access to the main line. Many older Houston homes never had one, or have one buried under a flowerbed. Royal Flush Affordable Plumbing installs new cleanouts and two-way cleanouts, so the next clog is cleared from the yard instead of through a toilet or off the roof.

Signs you need this

Six signs your house needs a cleanout.

If any of these sound familiar, every future drain call is harder and more expensive than it needs to be.

You cannot find one

Walk the foundation. A capped 3 or 4 inch pipe sticking out of the ground near the house or at the property line is a cleanout. Many Houston homes built before the 1970s have none.

The last plumber pulled a toilet

Without a cleanout, the main line is reached by removing a toilet or going through a roof vent. Both take longer and cost more every time.

Repeat main line backups

Roots or a belly in the line that needs cleaning every year. A cleanout turns that into a quick visit instead of a project.

The cleanout is buried or inside

One under a deck, a slab extension or a flowerbed is as good as none in an emergency.

You cannot tell whose side the problem is on

A two-way cleanout at the property line lets us check toward the house and toward the city main separately.

A rental or commercial property

Backups at 2 a.m. with no access point are the most expensive drain calls there are. A cleanout is cheap insurance.

What we install

A wye in the line, a riser to grade, and a cap you can find.

We locate the main sewer line, dig down to it at the right spot, cut in a wye fitting and run a riser up to ground level with a threaded cap. A two-way cleanout uses a double fitting so a cable or jetter can be sent toward the house or toward the street from the same opening. Everything is PVC, solvent-welded and backfilled with the dirt compacted so the riser does not settle.

While the line is open we run the camera through it. If there is a root ball, a belly or a broken section you hear about it then, with a price, rather than finding out at the next backup.

  • Placed where it can be usedNear the foundation or at the property line, clear of the slab, decks and beds, and marked.
  • Line cameraed while openThe condition of the main line, on video, before we backfill.
  • Tested under flowEvery drain in the house run together and watched at the new cleanout before we close it up.
How we fix it

A cleanout install, start to finish.

Most cleanouts are installed in a single visit once the line is located.

  1. 1
    Right away

You tell us what you have found

Whether you have a cleanout, where it is, and what the drains are doing. That tells us whether this is a clearing call, an install, or both.

  2. 2
    On arrival

    We locate the line

From the house drain or an existing access we trace the main line and mark where it runs across the yard.

  3. 3
    Before any work

    You get the price

Installation, or installation plus clearing the line, priced upfront. Nothing is dug until you approve it.

  4. 4
    Same visit

    Cut in, cameraed, backfilled

The wye and riser go in, the line is cameraed and tested, the hole is filled and the sod set back.

What affects the price

What moves the price on a cleanout.

Agreed before the first shovel. These are the variables.

Depth of the line

A main line two feet down is a short dig. One five feet down at the property line is a longer one.

What is on top of it

Grass is simple. Concrete, pavers or a deck in the way add time and restoration.

Single or two-way

A two-way cleanout uses a larger fitting and is worth it at the property line where city-side problems show up.

Cast iron or clay line

Cutting a wye into old cast iron or clay takes special fittings and more care than into PVC.

Clearing at the same time

If the line is backed up when we install, clearing it through the new cleanout is priced with it, and the $50 drain and sewer cleaning coupon applies to that part.

Ask a plumber: 281-612-1015
01What is a sewer cleanout?
A capped pipe connected to your main sewer line, usually outside near the foundation or at the property line, that lets a plumber run a cable, jetter or camera into the line without pulling a toilet or going through a roof vent.
02How do I know if my house has one?
Walk around the foundation and look for a capped 3 or 4 inch pipe at ground level. Check near the bathrooms and kitchen and along the line toward the street. Many Houston homes built before the 1970s were never given one, and in newer homes they are sometimes buried by landscaping.
03Should I get a two-way cleanout?
If it is going at the property line, yes. It lets us send equipment toward the house and toward the city main from the same opening, which matters when the problem is on the city side.
04Will you clear the backup and install the cleanout in one visit?
Usually. We clear the line through whatever access exists, install the cleanout, and camera the line through it. You get one upfront price for the combination before we start.
05Does a cleanout help with city sewer problems?
It helps prove them. With a two-way cleanout at the property line we can camera toward the street and show whether the blockage is on the city side, which is what the City of Houston asks for before they respond.
